Sunderland Home Tops $800,000 but Most June Sales Prices Stay Private

SUNDERLAND -- A single residential sale at $812,000 headlined a busy month of deed activity in Sunderland, even as 11 of 13 recorded transactions carried no disclosed consideration. The month's volume was notable, but the near-absence of public pricing makes a full market read difficult.

  • Thirteen deeds were recorded in Sunderland between June 6 and July 5, 2026, representing one of the more active single-month periods the registry reflects for this small Pioneer Valley town. Only two of those transfers carried a disclosed sale price: $812,000 and $175,000. Notably, a separate deed recorded the same day lists 358 Silver Lane, an address that may refer to the same or an adjacent parcel, also with Paul F. Spinale and Pamela S. Spinale as sellers but with no price disclosed; buyers should consult registry records directly to clarify the relationship between these two entries.

The month's only other disclosed sale was 131 Old Amherst Road, which transferred June 26 for $175,000. Sellers Matthew B. Vickery and Jennifer C. Vickery conveyed the property to UMassFive College Federal Credit Union, a transaction that may reflect a lender-related conveyance rather than a standard residential purchase.
