Sunderland records 12 property transfers in late July, but only one discloses a sale price

Twelve property transfers were recorded for Sunderland addresses between July 3 and Aug. 1, but only one -- the July 9 sale of 48 Claybrook Road for $25,000, from trustees Michael A. and Aimee Zeoli to Greenfield Cooperative Bank -- included a disclosed price. Montague Road, River Road and North Plain Road each saw two recorded transfers. Several deeds involved banks or credit unions as buyer or seller, and two involved trust transfers within the same family. With pricing disclosed on just one of 12 transactions, the data does not support a read on overall market direction this month.
